Who We Are:

Coastal Management Services is owned and operated locally by two Ocean City property owners who are passionate about short term rentals (STR). Owning several of our own properties, we found significant holes in the way that traditional management companies were handling short term rental management. With that in mind, we started Coastal Management Services to address the issues that we were previously dissatisfied with. We pride ourselves on offering a boutique, personalized level of service for both the property owners and those renting our properties. Dan from Coastal Management Services walks every property after each check out to ensure both the renters were satisfied with their stay, and also to confirm the owner’s property did not have any resulting damage that needed to be addressed prior to the next turnover. If issues do present themselves, John is an MHIC licensed contractor; so, we can assure issues and repairs are completed correctly.

What We Do For Owners:

High level of communication between property owners and guests.

Conduct an interior survey of the property after every check-out.

Licensed MHIC contractor to provide repairs, and remodeling needs for clients.

Supply rental agreements and all other documents necessary to meet Landlord/Tenant Laws.

Handle all tenant problems.

Fully account for all deposits.

Obtain bids and notify our clients prior to any excessive expenses regarding their property.

Ensure all required maintenance is done in a timely manner.

Provide 24-hour emergency service.

Fully computerized and detailed monthly statements accounting for all income and disbursements.

Disburse all tenant deposit refunds and supply required documentation.

All collected rent and deposits are maintained in a client’s trust account, subject to periodic auditing.

Thoroughly screen all prospective tenants.
